Need 3 Phase power but only have Single Phase use a Converter

You have been to the auction and you got this great deal on a commercial  mixer  for your pizza restaurant and have your electrician friend come by to hook it up but there's a very big problem .
The mixer is designed for 3 Phase electrical power and you only have Single Phase in the restaurant. Now what
 well you have a couple choices. Put in a 3 phase service if you can get it from local utility  for couple thousand dollars.  Change the motor if  its even possible which can run a thousand dollars or more , or you can purchase a Phase converter from a company like Phase- a -Matic




There are 3 basic types of converters available on the market  depending on the type of load required to be operated. Digital, Rotary and Static . Static converters where available as a kit form and you added capacitors to meet the load  ,however they where not UL listed I installed several of them and inspectors frowned on them but properly installed they worked fine  or you could take an old 3 phase  motor and build a rotary converter as well . These units where not very efficient but they got the job done I saw entire machine shops run off rotary converters built by electricians.  Finally about 25 years ago the first UL listed static converters started coming on the market and where  recognized in the NEC code along with there rotary cousins

Now you see them common place instead of  hand built which is a much safer way to go.  still not cheap its still cheaper than having to have a service put in or changing a bunch of motors and controls. With digital technology you can easily  control motors with them as well. A customer of mine recently got in a specialized piece of  portable dehydration equipment which  allowed a 2- 1/2 HP 230 volt  3 phase motor to run off  simple 120 volt outlet unheard of just a few years ago digital phase converters are allowing all kinds of equipment to be operated easily in the field which was never able to be done before with out dragging a big generator with you.  need 3 phase and have just single phase convert it .

Fire Investigations when not performed Arsons go unprosecuted and valuable data is lost.

Believe it or not everyday in the US Fires are not Investigated.
In many states if there is not significant property damage, injury or death  it is at the discretion of the Fire Chief to call for a Fire Marshal or  County or State  Investigator .
 So that home or barn or small apartment house or small business will never be investigated unless its insured and the Insurance company decides to send an investigator instead of immediately settling a small dollar claim.
So What rings the bell it all depends some times its anything over $100,000. but even then some are never followed thru on and with this knowledge an Arsonist could well be at work and no one knows it because no one has checked the fire scene because everything from what the chief sees looks legit.
It is actually amazing how many places have no Fire Insurance in Particular  small business places.
The unfortunate part of these small fires not being investigated is that much can be learned from these fires  to help better determine how fires develop into massive fires .
Since many fires can not be  brought to an absolute conclusion of what caused them  and even fires which have conclusions are often done so with questions if they have actually  been accurately determined . Such as the Ringling's Brothers Circus fire, Lady of the Angels School fire  in Chicago   etc. Where people later come forward to claim they set the fire. But are dismissed as kooks all too easy as time has passed.
This makes all the more reason  the case to investigate all fires in a proper scientific manner .
but costs are always cited as why it is not done .
All too often fire investigations end up pushed thru and evidence missed or ignored and the type of investigation you get depends on the investigators training which is sorely lacking in many cases as investigators are pushed more and more to do more with less.
And Arsonists know this thats why they can often work with impunity knowing they will never be discovered because when fires are not investigated patterns are never put together and 
Arson can be pulled off all too easy .

When its an old structure  like an apartment building with bad wiring and heating systems etc. and under insured to replace the structure .  it is all too easy to just say yea it started down in that basement electrical room because the wiring was faulty and caused it with no conclusive proof because the arson dog got no hit for flammables and there was no sign of break in .   But 
It could have been an easily set fire using just paper and matches  or using a non detectable flammable and unless tenants have been checked out to see if one of them had a grudge against the land lord or  tenant them self was the target of an outside party or even the land lord them self causing it   the fire will go with out full investigation  .The land lord gets his insurance pay out and building is knocked down and not replaced and the perfect crime is committed.

If fires ruled arson are later determined not to be arson and suspects have been released its just as easy to rule a fire as electrical or other cause and it was in fact an arson fire.

and its all the little fires not investigated for there clues how they started which helps stop arson s defective products etc cold in there tracks, before lives and property are lost. But since small fires are deemed not worth it all the valuable data from them is lost.

Posting of Signs on telephone Poles its not legal and dangerous

You see them every day signs for people wanting to buy your distressed home or offering goods for  sale and every one of them Illegal . In most states it is a summary to misdemeanor level crime to place any type of sign on any type of utility pole.
The reason they present a danger to any utility worker who needs to service the pole  by means of climbing it with spikes .Even not climbing a pole presents hazards to utility workers who have to pull them off and deal with all the staples and nails   used to hold the signs.
Also in many states you are not allowed to post any type of advertisement with in 25-50 feet of the roads right away. with out permision.
This is why you now see political signs that use a simple metal stake arrangement so they can be put up and taken down with out endangering the public. 
Besides the danger they pose to workers many signs are not properly fastened either to poles and become dangerous flying objects during Windy storms of any type blowing onto the roadway and vehicle windshields .
People who put signs on poles are pigs  because they will not get proper signs and pay for proper advertising and in general create a littering  mess and a traffic hazard while parked and posting the signs  and really do you want to do business with a person intent on breaking the law?

Another Devious Burglar Alarm Device -The Floor Pressure Mat


When Motion Sensors and break the beam sensors  where not yet  developed  . But then where available but they where  as large as a shoe box, expensive  and where not attractive in a home .

There was the Pressure  Switch Mat. They could be used Closed Circuit like under a large art item where when pressure was taken off mat object was sitting on broke electrical circuit and caused an alarm or more typically Open circuit where an intruder stepped on the mat under a rug and closed the electrical circuit activating the alarm.
They where also used as a back up alarm  in early alarm systems which had Phase II protection as it was known so that if an intruder opened the door to a home and set of the local only alarm which means it did not call police which was common in early days .The Alarm then shut off after 15-30 minutes and if the intruder came back in the alarm would not go off as the primary loop was tripped but as soon as he stepped on the mat on the floor or stairs the alarm would go back off again.Do to Phase II protection loop which was Open Circuit

Of course there was a problem some panels only accepted closed circuit loops so they made a converter to change the mat from open to closed circuit operation for the panel by means of a sensitive  relay
The mats where devious as to how and where they where being used just like the trap wires  and where responsible for many burglars being caught , but also a pain dogs and cats  could set them off and if they got wet from cleaning rug or water leak they shorted out and needed replaced .You always needed to male sure you arranged furniture so it was not on mat etc.
One customer one time had a small roof leak and put a bucket under it and yep you guessed it the bucket filled got heavy enough and set off the alarm. Needless to say very few are still in use but still available thru United Security Products  for special tasks like knowing if some one has fallen out of a chair or bed etc.

Thinking of sub Leasing Your Building Space watch you do not open a Pandora's Box

You see signs all the time Space Available as you ride by warehouse and manufacturing buildings . With the economy bad and if you do not need all the room why not sublease and make a few extra hundred dollars a month.
The problem with out careful planning you could be opening a Pandora's box which could cost you your business.

First off does your community's zoning  rules allow you to do it. If not your in violation and can be shut down. 2nd does your insurance cover you for such use of your building. If not should there be a injury claim your screwed.
3rd If you do it are you changing your zoning and is your building in proper code compliance in the first place .
This is what gets companys in trouble .
Something happens a fire or burglar  alarm goes off authorities arrive and investigate and the next thing you know you have a violation notice . What if they do not pay with out a proper lease your screwed.

That partition wall you put up is not fire proof worse yet that wall you cut thru  violates the firewall code. You can then be given a citation and given 30 days to comply with thousands to hundreds of thousands in costs because you may well have to install a sprinkler system . Worse yet some one your leasing to gets hurt or some one they invited in the building gets hurt and your tennat has no insurance. Your screwed.   Even worse yet one of my customers sublet to a wood shop the owner was viewing and trading Child Pornography on the property. He could have had his building seized.
Thank god in his lease he had a provision which prohibited illegal activity or he could have well lost the building he still had to get an attorney involved  which cost thousands.
 So how do you avoid Pandora's Box. 

1st check with your local zoning and code enforcement to see if you can do it and what you need to do to comply.

2nd check with your Insurance carrier if you have all proper coverages needed and if not how much it is going to cost you .

3rd consult and have an attorney write you up a proper enforceable lease to protect you and your property in many cases they will want you to separate the building from your business with a separate corporation. If the building is sued they can get the building not your business. Go to a proper Small business attorney familiar with this work not your brother in law.

If you fail to do the above 3 steps you are 1 step away from opening Pandora's Box.  Do not loose your business over something stupid like some of my customers have had happen to them.


If Manufacturers want to sell more Card Access Systems The price of the Cards has to come down

In the 30+ years of doing alarm system I have only sold about 20+ card Access systems
The single biggest barrier being the cost of the cards and fobs used by personnel to enter in some cases they can be 2-3 times the cost of the equipment You can buy a 2 door control unit for under $1000.00 and depending on the electric lock which runs $150-500.00  You can install for around $1500.00 and make a decent profit for a days work,  till you add in the cards or fobs which run $3.50 a piece and up if you have 100 users thats  $350.00 dollars additional or $3500.00 for 1000 cards if you have a  employer or social  club with a high amount of members or employees .
Its is no wonder people will not put in card access and go instead with the headache and non security of keys which can be easily copied because they will not spend the $6.00 a piece high security keys cost. Until they can get prices down forget it. Will they listen I guess will see. With so much stuff being made overseas you would think cards would be no more than $1.50 dealer cost.
